Sustainability in Mauritius: Ascencia’s long-term commitment to responsible development

Sustainability in Mauritius is a central pillar of Ascencia’s strategy, standing alongside economic performance and customer experience. It guides our long-term investment decisions; whether in CAPEX, the modernisation of our malls, or responsible innovation.

 

This approach has earned Ascencia national recognition, with its inclusion in the SEM Sustainability Index (SEMSI) since 2021 and the PwC Sustainability Award in 2023.

 

We operate within a circular model aimed at reducing our carbon footprint, in alignment with the ER Group Sustainability Framework. Our ESG principles are embedded in corporate governance and steered by a dedicated Sustainability Committee and CSR Committee, which report to Management to ensure strategic oversight, proactive risk management, and consistent alignment with stakeholder expectations. Our presence in the SEMSI index reflects this commitment to transparency and measurable impact.

Energy Transition in Mauritius

Solar energy remains a cornerstone of our environmental strategy. By June 2025, our solar farms had generated 6.7MW of clean energy (our optimal capacity), significantly reducing our carbon footprint and supporting the transition to greener power. This achievement enabled us to reach a solar-to-CEB ratio of 23%, with a target of 25% for FY2026. During FY2025, Ascencia expanded its photovoltaic farms to Bo’Valon Mall, Riche Terre Mall, and the Home & Leisure section of Bagatelle Mall. Together, these sites are expected to generate approximately 3.7 MW of energy. 

 

To further optimise consumption, IoT-enabled rooftop air-conditioning units (RTUs) have been installed at Bo’Valon Mall, with deployment underway at Riche Terre Mall.

 

We are also finalising an Energy Conservation Programme (ECP) to guide tenants toward energy-efficient practices, which will be integrated into future lease agreements.

 

In support of clean mobility, EV charging stations have been rolled out across five malls in partnership with E-Motion and Total Energy, while e-bike infrastructure has been introduced within Moka Smart City to encourage sustainable transportation in Mauritius.

Waste Management and Circularity

Effective waste reduction is essential to our sustainable strategy in Mauritius. Our waste management initiatives aim to reduce landfill contribution and increase recycling rates across our malls.

Ascencia’s ongoing initiatives

♻️Cardboard recycling: “Give Cardboard a Second Life”

Implementation of a baling station at Bagatelle Mall in partnership with WeCycle to improve cardboard recycling.

 

🗑️ Bin area upgrade

The redesigned refuse area at Bagatelle Mall now includes a sorting conveyor to enhance waste segregation and efficiency.

 

🚫 Cart away policy: “Don’t Cart Away, use it right”

Development of new internal guidelines to prioritise recycling and reuse of materials and equipment, ensuring that “cart away” disposal is used only as a last resort.

 

🤝 New Service Partner: Don’t Waste

Onboarded as a waste management provider to improve recycling efficiency and reporting across all Ascencia malls.

 

🍴 Sorting bins for food court & common areas

In line with Ascencia’s new waste management policy, sorting bins will be introduced at Bagatelle Mall as part of a pilot phase, before being extended to the entire portfolio.

 

Together, these efforts aim to increase recycling rates, reduce waste to landfill, and strengthen accountability at tenant and operations levels.

Water Management and Biodiversity Protection

Water stewardship and biodiversity protection are integral to our long-term sustainability goals in Mauritius.

 

  • A feasibility study for a new Sewage Treatment Plant (STP) at Bagatelle Mall is underway to ensure cleaner discharge and better protection of surrounding ecosystems.

 

  • At Phoenix Mall, a rainwater harvesting feasibility study has been conducted to explore reuse for toilet blocks in the food court areas.

 

These projects reflect our commitment to preserving natural resources and supporting the biodiversity of our surroundings.

 

How Ascencia Improve Water Management

Green Building Standards

Ascencia is embedding sustainability into the design and operation of its assets.

 

  • LEED certification is in progress for Phoenix Mall.
  • Planning green certification assessments and gap analysis for remaining malls to meet international sustainability standards.
  • Applying green building practices in all new projects to achieve Green certification.

 

Measurement and Partnerships

We measure our sustainable performance through tangible indicators covering energy, water, waste, and certification progress, including the percentage of solar energy used on-site, recycling rates, waste diversion from Mare Chicose and volumes of treated and reused water.

Our impact is amplified through strategic partnerships with technical experts such as Ecoasis, WeCycle, Don’t Waste, E-Motion, and Total Energy, as well as collaboration with public authorities and regulators to align with national priorities on energy, water, and waste.

 

We also engage with local communities and NGOs to ensure that our sustainability journey delivers tangible social and environmental benefits, extending far beyond property performance alone.
